Terms of Service

These Terms of Service ("Terms") govern your access to and use of the services provided by Local Station LLC ("Local Station," "we," "us"), a Colorado limited liability company. By creating an account, subscribing, or otherwise using our services, you agree to these Terms.

1. The service

Local Station is a subscription service that produces, optimizes, and hosts a branded agent video channel for real estate professionals. Depending on your plan, this includes editing video you provide, writing titles and descriptions, publishing to your YouTube channel and to your branded Local Station page, and capturing inquiries from viewers.

2. Prepared preview pages

We may prepare a private preview page for a real estate professional using their name and publicly available videos from their YouTube channel. A prepared page is not published to the network, does not appear on localstation.com or on any neighborhood page, and is visible only to someone who has its private link. If we have prepared a page for you, you may ask us to remove it at any time, without creating an account, and we will. A prepared page that goes unclaimed expires and is removed 90 days after it is created. If you claim a prepared page, these Terms apply to your use of the service from that point, and the page and its settings become yours.

3. Eligibility and accounts

The service is intended for licensed real estate professionals and businesses. You must provide accurate account information and are responsible for activity that occurs under your account. If you claim a prepared page, the details we pre-filled become your own representation once you confirm them in the review step of the claim process. You must be at least 18 years old to use the service.

4. Subscriptions, billing, and renewal

Local Station is billed as a recurring monthly subscription with no long-term contract. Subscriptions renew automatically each month until cancelled. Payments are processed by our third-party payment processor, Stripe; by subscribing you authorize us to charge your payment method on each renewal. Current prices are shown on our pricing page and may change, with notice, for future billing periods. Optional add-ons, such as extended episodes, are billed as one-time charges at the prices shown on our pricing page.

5. Cancellation and refunds

You may cancel at any time. Cancellation and refund terms — including our first-month money-back guarantee — are described in our Cancellation and Refund Policy, which forms part of these Terms.

6. Your content and footage

You retain ownership of the raw video, images, and other materials you provide, import, or authorize us to import from your YouTube channel ("Your Content"). You grant Local Station a non-exclusive license to edit, reproduce, adapt, publish, and distribute Your Content as needed to provide the service — including publishing finished videos to your YouTube channel and your Local Station page. You represent that you hold the rights to the materials you provide, import, or authorize us to import from your YouTube channel, and that they do not infringe the rights of others or violate any law. When you claim a prepared page, your confirmation that the imported videos are yours is a representation under this section.

7. Professional designations and attestations

You are solely responsible for the accuracy of any professional designation, certification, or trademarked term you enable or attest to on your profile, including the REALTOR® mark. If you indicate on your profile that you are a REALTOR®, you represent and warrant that you are a member in current standing of the National Association of Realtors and are authorized to use that mark, and you agree to comply with the trademark owner's rules governing its use. Local Station relies on your attestation and does not independently verify it; content our tools generate using such a designation is generated on the basis of your representation, not an independent determination by us. You agree to indemnify and hold Local Station harmless from any claim arising out of an inaccurate designation or trademark attestation.

8. Your published videos and the showcase window

When you publish through Local Station, your videos appear on our public neighborhood pages so buyers and sellers can find you. We display them through YouTube's embed player; we never download or re-host them, and they always live on your own channel.

If your paid plan lapses or you cancel, your published videos don't come down immediately. They remain on your neighborhood pages for a 90-day showcase window, after which they're removed from public view. During that window your videos stay visible, but new leads from them are held for you rather than delivered live until you reactivate. You may choose to take your station down right away when you cancel instead of using the showcase window. Because we only embed, deleting a video on YouTube removes it from Local Station at any time.

9. Contact channels and viewer requests

If you add a phone number or WhatsApp number to your profile, we display it to viewers who request it through the contact buttons on your pages, and we count those requests for your reporting. Your number is not shown on a page until a viewer asks for it. You can remove a number from your profile at any time, which stops it from being shown to new viewers.

10. Founding offers

From time to time we invite agents to claim a prepared page under a founding offer. Unless your invitation says otherwise, founding claimers receive their first six months of service free, and publishing five of your own videos within 90 days of claiming extends the free period to twelve months in total. A video counts toward that condition when it is published by you after you claim your page; videos we prepared or seeded before your claim do not count. The claim deadline for an offer is as stated in your invitation. Offers are personal to the invited agent and may be corrected or withdrawn where an invitation was sent in error.

11. Our platform

Local Station and its software, designs, and branding are owned by us and protected by intellectual-property laws. We grant you a limited, non-exclusive, non-transferable right to use the service while your subscription is active. You may not copy, resell, or reverse-engineer the platform.

12. Third-party services

The service publishes videos to YouTube, can connect viewers to you through WhatsApp when you add a WhatsApp number to your profile, and relies on other third-party providers. Your use of those platforms is subject to their own terms, including the YouTube Terms of Service and the WhatsApp terms. We are not responsible for third-party services or their availability. Google, Zillow, YouTube, and WhatsApp (a product of Meta Platforms, Inc.) are trademarks of their respective owners; Local Station is independent and is not affiliated with, endorsed by, or sponsored by them.

13. Acceptable use

You agree not to use the service to publish unlawful, deceptive, infringing, or harmful content, or to violate fair-housing, advertising, or other laws applicable to real estate. We may suspend or terminate accounts that violate these Terms.

14. Disclaimers, publishing, and limitation of liability

Local Station is a publishing network for real estate video. The agent channels, neighborhood videos, market updates, and listing content distributed through the network are produced by independent real estate agents who broadcast through it. The factual accuracy of any specific claim in that content (market prices, school ratings, listing details, and the like) belongs to the agent who produced it, not to Local Station as the publisher.

Nothing published through Local Station is real estate advice, legal advice, or a substitute for talking to a licensed professional about a specific property or transaction.

The service is provided "as is." We do not guarantee specific business results, lead volume, or search rankings. To the fullest extent permitted by law, Local Station's total liability arising out of the service is limited to the amount you paid us in the three months before the claim, and we are not liable for indirect or consequential damages.

15. Changes to these Terms

We may update these Terms from time to time. Material changes will be posted on this page with an updated date, and continued use of the service after changes take effect constitutes acceptance.

16. Governing law

These Terms are governed by the laws of the State of Colorado, without regard to its conflict-of-laws rules.
