For agents who don't make video yet

You don't have to become a video person.
You just have to show up.

We help you pick the topic and write the script, and we edit everything. You film a few short clips on your phone. Your neighborhood videos end up where buyers and sellers are already searching.

Your first video is on us, for the first 10 agents who start.

The hard part was never being on camera.

Most agents already know local video works. What stops them is everything around it: what to say, how to edit, the thumbnail, the title, where to post it, and whether anyone will ever see it. We take all of that. You film a few short clips on your phone, and we turn them into a finished video on the page buyers and sellers actually visit: a consumer hub organized the way they search, by neighborhood, by lifestyle, by question. When someone asks “what's it like to live here”, your video is the answer.

How it works

Three steps. You film, we do the rest.

01
We help you script it.

We help you pick a topic buyers and sellers are already searching for, then write the script and the shot list.

02
You film it on your phone.

Short clips, in your own words. Phone video is preferred, not a compromise: it reads as authentic, and authentic is what earns trust.

03
We do the rest.

Editing, color, audio, thumbnail, title, description, and publishing. Your finished video is back in about 3 days.

Mistakes are fine. Shoot in short clips, redo any take, and we edit it all into one polished video. You film it, we make it look effortless.
What you don't have to do

You're adding a video habit, not a second job.

No editing.

You never open editing software. We cut it, color it, and mix the audio.

No titles or thumbnails.

We write the title and description, tag it for search, and design the thumbnail.

No blank page.

We help you write the script and send a shot list. You say it in your own words.

No special gear.

A phone from the last few years and a $40 lavalier mic. Optional: a $10 selfie stick or a $100 gimbal.

No posting.

It goes to your YouTube channel, your branded page, and the consumer hub at localstation.com.

Your leads.

Inquiries from your videos come straight to you, never routed through us.

The path from search to call

By the time they click submit, they already know you.

When someone reaches out through Local Station, they already feel like they know you. They've watched you talk about their neighborhood before they ever click submit. Here is how that happens:

1
Found

Someone searches your neighborhood's name and lands on its page. Your videos are there.

2
Watched

They watch one video, then three. We help you choose the right topics, made to hold attention.

3
Known

They see how you talk and how you think. Weeks into their research, you're not a stranger.

4
Called

When they're ready, they reach out to the agent they feel they already know.

What this replaces

or $3,990 a year, about $333 a month

  • Thumbnail, title, description, and tags for each
  • Social clips cut from each
  • 8 more of your videos imported, optimized, and placed every month
  • Your branded channel page
  • Priority production turnaround

  • Published to localstation.com, where buyers and sellers are searching

Want to start smaller? The Channel is $199 a month: one produced video, plus five of your existing videos optimized and placed. Same everything else.

That last line is the one you cannot hire out. A freelance editor can cut you a beautiful video, and an agency can post it on a schedule, but neither can put it on a consumer site where people are already searching your neighborhood by name.

You still film it. We do not send a videographer, and phone footage is what we want anyway, because it reads as authentic. The $100 editing rate is what a professional editor quoted us for ongoing work; the other figures are typical freelance and agency rates, and yours will vary by market and by who you hire. The eight optimized videos are your existing YouTube videos, priced here at what it costs to have titles, descriptions, and tags written for search. The six hours a month is our own experience of running two videos through a freelance editor without a system: writing the script, sending and retrieving files, handling revisions, and posting.

Why now beats later

This isn't about locking down a territory. It's that search rankings compound. Your first video is the start of a library, and the library you start now is already working by the time buyers and sellers come looking months from now. The sooner it's live, the longer it works for you.

The offer

Your first video is on us.

We'll help you pick the topic and write the script, then edit your footage and publish the finished video at no cost, so you can watch the whole process work before you commit to anything. We're doing this for the first 10 agents who start, because every video is real production time from our editors.

No contract. Month-to-month after that, cancel anytime.

Built by agents. For agents.

We always meant to make neighborhood videos. We just never found the time.

Local Station was built by two working Denver agents, Tom Grant and David Lampe. Like most agents, we knew neighborhood video was the move, and for years it stayed on the someday list. Between showings, closings, and everything else, there was never a week with room to pick a topic, write a script, film it, edit it, and figure out where to put it so anyone would ever see it.

So we built the version where the someday list gets shorter. The topics come from real search demand, the script writes itself in seconds, the editing is handled, and every finished video lands on the neighborhood pages buyers and sellers actually search. We run our own business on it: our neighborhoods are on the network, and our stations look exactly like the one you would get. Judge the product by how its builders use it.

Someone is going to become a trusted voice for your neighborhood. Why shouldn't it be you?

Your first video, without the hard part.

One agent's videos are a billboard. A network of agents' videos is how buyers and sellers find you.
